Story
Finding a good roommate through a classified ad isn’t as easy as it sounds. I was starting to lose hope. Until a knock at my door came, and God answered my prayers. Except...uh...wrong prayer, God. I’d definitely requested the big guy find me a drop-dead gorgeous man on more than one occasion...just not as my roommate. Declan Tate talked me into interviewing him anyway. While he was amusing and charismatic, I wouldn’t have been comfortable living with a man, so I regretfully declined. Then, cupcakes showed up at my door.

Donovan and I met at a coffee shop to do the suitcase exchange. Turned out, it wasn’t just his voice that was sexy. The man holding my luggage was absolutely gorgeous, and we had an immediate spark. He got me to admit that I’d snooped in his bag and then convinced me to make it up to him by letting him buy me coffee. Coffee led to dinner, dinner led to dessert, and dessert led to spending an entire weekend together. So what did I do to repay him for his kindness? I waited until he was in the shower, then ghosted him.

Story
What do you do when a sexy older man moves into your family’s summer rental? Well, apparently, you make a fool of yourself - over and over. Things didn’t exactly get off on the right foot with Noah Cavallari. Our first encounter was embarrassing, to say the least. But despite that, I found myself waking up every day with a newfound energy. Nothing exciting ever happened on the lake - not until Noah moved into the small boathouse on our property. When my mother became ill, I inherited the responsibility of making sure our guests were well taken care of.

Story
The first time I met Hudson Rothschild was at a wedding. I’d received an unexpected invitation to one of the swankiest venues in the city. Hudson was a groomsman and quite possibly the most gorgeous man I’d ever laid eyes on. He asked me to dance, and our chemistry was off the charts. I knew it wasn’t a good idea to get involved with him, considering the wedding I was at. But our connection was intense, and I was having a great time. Though the fun came to a screeching halt when Hudson figured out I wasn’t who I’d said I was.

It started out like any normal day. Then the fender bender happened. The guy I collided with drove an expensive car and was drop-dead gorgeous. Too bad he was also a total jerk. We argued over whose fault it was and any other thing that came out of his condescending mouth. Eventually, the police came and we went our separate ways. The insurance companies would have to figure things out. I had a job interview to get to anyway - one I was excited about. Though that excitement changed to disappointment the moment the person interviewing me walked in. The guy from the accident.

The one that got away. Every girl has one, right? Mine was a charming, British aristocrat who turned my world upside down one summer. From the moment I first spotted Leo in the distance through my binoculars, I’d been captivated. It started when I hosted a little party for a bunch of new friends. Though “friends” might not be the right word since the invitees were all the women I’d found out my boyfriend was talking to behind my back. When the guest of honor walked in—aka my now ex—things took a turn…. Unfortunately, a stranger witnessed the whole blowout. I was in a mood that night and ended up giving this gorgeous guy an attitude, too. As if my night could get any worse, before he stormed off, he informed me he was actually my landlord.

It was the summer of my life. I’d met the guy of my dreams. Unfortunately, he was the son of my uppity employer - and very much off-limits. But Gavin was a rebel. He knew his mother would disown him if she found out about us; in his eyes, we just had to be careful. He never treated me as his mother did - like hired help. I’ve tried to like Adrian Savage, the mercurial frontman for Fugitive Summer, while serving as his band’s opening act on tour. We’re stuck together for three months, after all. And I’m well aware I’m lucky to be here. But it’s proved impossible. He’s far too rude and dismissive a guy to get along with. And way too good at getting under my skin. In fact, at this point, I think it’s fair to say I downright hate his guts.

Life threw me a curveball. An adorable eight-pound, four-ounce curveball with her mother’s eyes and my dark hair. I’d like to think my single-dad game is strong, but honestly? It seemed like a good idea at the time. Look up Landon Roderick, that boy from childhood whom I'd never been able to forget - even though he so easily forgot about me - and call him. Then again, anything sounds like a good idea when you've had a little too much wine before bed, right? It was supposed to be just a quick, meaningless prank call. Instead I went off on him - unloading 13 years of pent-up emotions. I didn't think he'd call me back.

It was just a typical Monday. Until the big boss asked me to make the pitch for a prospective new client. After two years on shaky ground at work because of my screw up, an opportunity to impress the senior partners was just what I needed. Or so I thought, until I walked into the conference room and collided with the man I was supposed to pitch to. My coffee spilled, my files tumbled to the ground, and I almost lost my balance. And that was the good part of my day. Because the gorgeous man who crouched down and looked at me like he wanted to eat me alive was none other than my ex.

Reasons why I should not be drawn to Troy Serrano. Number one: He’s obnoxious. Number two: We were enemies more than a decade ago. Number three: He’s my friend’s ex-boyfriend. I could go on and on, really. When my boss gives me an unwanted assignment, and tells me it involves spending time with the grandson of one of our residents, the grandson turns out to be Troy. Lucky me. Four hours a week of having to deal with his insufferable personality and unsolicited advice - the only consolation is getting to stare at his annoyingly gorgeous face, in between our many arguments.

Publisher's Summary
From New York Times best-selling author Penelope Ward comes a new stand-alone, second-chance story of forbidden love....
It’s natural to want the one you can’t have. And for as long as I could remember, I’d secretly wanted my brother’s best friend, Jace.
He was six years older and always treated me like the sister he never had.
Fast forward a decade.
We were all in our 20s now. Jace had moved in with my brother, Nathan, and me to help us make ends meet after our parents died.
It was just the three of us - an odd family dynamic.
Living under our roof, Jace was as bossy and protective as ever.
But he certainly didn’t look at me like a sister anymore. That was what made things so complicated.
I was pretty much hot and bothered 24/7.
And he was torn.
The signs were subtle at first. Like on movie night, I’d casually rest my leg against his, and he wouldn’t exactly shift away.
Still, I assumed he would never...go there.
Nathan would kill us.
The knowledge of that wasn’t enough to stop the inevitable, though.
Eventually our slow burn exploded.
But more than the physical attraction, we’d developed a strong connection.
We just couldn’t get caught, right?
That sounded simple.
Until it wasn’t.
This is a story of forbidden love, broken trust, and an unexpected second chance.

Sorry
The male performance was jarring. Was difficult to continue because of this, but can’t leave a story unfinished. Thought I’d eventually get used to the voice but couldn’t. Very out of place. Very old cowboy or old pothead? When describing anything sexual or romantic, sounded tasteless. I realize those are the words written, but the performer just couldn’t pull it off.

Another heart tugging second chance romance
Amazing story about young love, crushes, chemistry, secrets, loss, forgiveness and hope. Jace has been Nathan's best friend since they were kids. Farrah has had a crush on him since she was six. When Farrah was in 14 she lost both parents, an accident that Jace thankfully escaped with his life. Jace left town for a while and when he comes back he moves in with Nathan and his now 21 year old, beautiful sister. Slowly the chemistry between Jace and Farrah is obvious but Jace's friendship with Nathan is on the line.
The story is entertaining, a steamy slowburn, and emotional. Again, Sebastian York and Andi Arnt made it awesome.

Wow...just wow!! Penelope Ward has done it again...this story is breathtakingly beautiful! She took us on a wild ride with so many highs and lows. I was immediately drawn in and literally couldn’t stop listening. I never wanted the story to end. The characters were lovable and relatable, and I felt like I was a part of the story. Ward broke my heart before sewing it back together. Forbidden love. Brother’s best friend. Second chances. True love prevails. All the feels!!! And the powerhouse narration duo of Andi Arndt and Sebastian York. 5 stars ⭐️ all around! Absolutely worth your money/credit and your time 🙌🙌🙌

Ok story, but the narration not so much
Andi Arndt is always great, but I can’t get past how wrong Sebastian York is for this (or most of the stories I've heard that feature him). I know my opinion is the minority here, but he never sounds the way I imagine a character's voice should, but more like somebody’s dad or great uncle. I dunno, I guess it's just me. The story started out good, but fizzled right when it should have been ramping up, and some of the character choices seemed far-fetched. I finished it, but it's not Penelope Ward's best.

WOW just WOW
I did not expect the emotions involved in their story. It had loss, grief, jealousy, love, steamy sex, friendships and of course there had to be an a** in there. LOL. Jas and Farrah had to work at it to establish a healthy relationship. Hearts had to be broken and mended to come to a good and happy place. Of course the narration was stellar as usual. You did it again Penelope.. Thanks for another great listen. Yes worth a credit.

I’m all for forbidden loves, but the only part I really didn’t like was how they treated her as a child. she’s 21, not a child. I don’t get the overly protective sibling story line, it’s cringy to me.

Not bad.
This was really tough for me considering I love Penelope Ward's books but this was a little flat for me. Now, the storyplot is still pleasant yet predictable, great & well-written sex scenes, & interesting outcome for their love. This is a mixture of forbidden love, in love with brother's best friend, and second chance romance which was quite clever if you ask me! I just didn't feel that connection between the 2 main characters, Jace & Farrah. I like it but I didn't love it. I just think it was still about inflauation v.s. love but that's truly my opinion. Perhaps if we had more intimate moments with them will kick it a notch for becoming true love. Overall, This would be a great escape for a "no cheating" & HEA book. I finished this audiobook in one sitting and great narration as usual, FYI.

Anticlimactic
I enjoy second chance romances a lot. But after all the build up, it just felt like the ending wrapped up so quickly. I would've preferred to see more time where Farrah could work on rebuilding her trust for Jace. It just seems like it only took one booty call for everything to be fixed, and I didn't like that.
performance was great, as always.

Nope.
I usually love everything Penelope Ward writes, but this one didn’t hit the mark for me. In fact, I almost returned it multiple times because the brother’s best friend/we can’t date was just getting on my nerves. I stuck with it because, again, I love Ward’s other books and both narrators are amazing. I get to a point where the ending can develop and wrap up, but then it cuts straight to the epilogue. I hate to rate so low, but this one just didn’t work for me.
