    I’m sure you’d agree that consistent lead generation is the holy grail of real estate success.

    But it’s a busy world.

    Who has time to prospect for seller leads and do everything else we need to do to run our real estate business.

    I believe building and nurturing your database of potential selling clients is key, however, that’s not the heavy lifting needed to find people in your area looking to sell.

    In fact, maybe you’ve already flirted with an AI powered Chat bot …and how’s that going?

    This is what I know. There are some amazing AI powered chat systems and there are some shockers.

    Here’s what they need to do.

    First, your ad copy and call to action needs to hit the target

    Second, your chatbot needs to effectively engage a potential seller or buyer lead to the point where they are able to receive contact information.

    And Third your bot needs to create an appointment for you to meet with them.

    Obviously, the AI power behind this is having these three things happen by remote control and totally without your input because you are otherwise busy doing blue dollar actions like signing an offer or listing a property for sale.

    To dig deeper on this, I called up my old friend Steve Stahl who is not only a great guy, he’s something of an authority in the AI chatbot space.

    Before we pressed record, Steve told me how pumped he is about progress in the chatbot space because the AI advances are moving quickly to provide an ever improving result.

    There’s a growing number of agents who are starting to discover the power of leveraging social media with community focussed content.

    Every day, I see well-meaning agents trying to build engagement with their real estate pages …and if you’ve ever tried to build a following with a Real estate business page, you’ll know how hard that is!

    First off, if people don’t know you, they will just expect that sooner or later you’ll be getting all salesy with them.

    Second, There’s only ever 5% of people actively buying or selling property at any one time so you’re essentially alienating 95% of your community.

    And third, unless I’m buying or selling a property, I’m not going to be interested in houses for sale and recent real estate results, stats or trends in the area, but I WOULD be interested in where the best coffee can be found, that new thai restaurant that just opened or that cute post about a puppy being offered for adoption from the local animal shelter.

    Connecting your community and making others the hero is how you are going to get noticed.

    How do you use AI in your business?

    Seb: My #1 use of AI is to write content for my blog. I don't just copy-and-paste into my blog but it gets a lot of boilerplate text together which I edit and improve. The key to success here is, as they say, the quality of the prompts. I also use ChatGPT for YouTube video ideas and scripts and for listing descriptions. I also frequently upload reports to ChatGPT to have it summarize and write articles based on the report's content.

    I think what sets me apart from most other agents is the quantity of AI-generated content I have created. You can see quite a bit of it on my blog
